كشف المهندس خالد عباس، رئيس مجلس إدارة شركة العاصمة الإدارية للتنمية العمرانية، خلال الكلمة الافتتاحية للنسخة التاسعة من المائدة المستديرة “ثنك كوميرشال”، عن الدور المحوري للقطاع العقاري في دفع عجلة الاستثمار والتصدير في مصر، مستعرضًا جهود التطوير العمراني الجاري في العاصمة الإدارية الجديدة. وأقيم الحدث تحت رعاية وزارة الإسكان والمرافق والمجتمعات العمرانية، وغرفة التطوير العقاري باتحاد الصناعات المصرية، بهدف مناقشة آخر التطورات في السوق العقارية المحلية واستشراف الفرص الاستثمارية المستقبلية.
لعاصمة الإدارية نموذج للاستثمار العمراني المستدام
افتتح المؤتمر بعرض فيديو بعنوان “حلم تحقق”، سلط الضوء على التطوير العمراني الشامل الذي شهدته العاصمة الإدارية على مختلف المستويات، مؤكداً الطموح المستمر لتوسيع الإنجازات المستقبلية. وشهد الحدث مشاركة عدد من كبار المسؤولين التنفيذيين، ورجال الأعمال، والمستثمرين، والخبراء في مجال التطوير العقاري، على رأسهم المهندس نجيب ساويرس.
في مستهل كلمته، شدد المهندس خالد عباس على أن القطاع العقاري سيظل ركيزة أساسية لدفع الاستثمار وجذب المستثمرين، مؤكداً أن العاصمة الإدارية تمثل نموذجاً حياً لإمكانيات مصر في التوسع العمراني والاستثماري بشكل مستدام. وأشار إلى أن الحكومة المصرية تعمل من العاصمة الإدارية منذ عامين، أوضح أن مجلس النواب سيكون موجوداً في العاصمة الإدارية بعد الانتخابات، وأيضاً مجلس الشيوخ والبنك المركزي، مما يجعل العاصمة مركزاً إدارياً واقتصادياً متكاملاً.
مشروعات عملاقة على مساحة 40 ألف فدان
وأضاف أن الشركة تدير حالياً مشروعاً على مساحة 40 ألف فدان، يتضمن مبانٍ وبنية تحتية أساسية تلبي جميع احتياجات السكان والمستثمرين، بما في ذلك استثمار الشركة لأول مرة في إنشاء محطة مياه بسعة مليون ونصف متر مكعب، إلى جانب محطة صرف صحي، في خطوة تعكس ضخامة المشروع وطموحه في تقديم نموذج حضري متكامل.
وأكد عباس أن الشركة تستعد لطرح حوالي 30% من الأراضي المتاحة قريباً ضمن الحي المالي الجديد، بمساحات تتراوح بين 3 إلى 5 آلاف متر مربع، على أن يتم الإعلان عنها قبل نهاية الشهر الجاري. وأوضح أن هذه الأراضي تتميز بموقع استراتيجي وجاذبية عالية للمطورين الجادين القادرين على تنفيذ المشاريع وفق المعايير المطروحة، مع توقع أن يصل حجم الطروحات المستهدف خلال الفترة المقبلة إلى 15-20 مليار جنيه، وربما يتجاوز هذا الرقم.
وأشار رئيس الشركة إلى أن المشاريع العمرانية المتكاملة تشمل من 4 إلى 5 مشروعات على مساحات تتراوح بين 300 إلى 500 فدان، مشدداً على تلقي حوالي 10 طلبات من مستثمرين، سواء من مصر أو الدول العربية، مع التركيز على أن الاستثمار في الخدمات يعتبر الأكثر أهمية حالياً.
وأضاف أن الشركة تدرس السوق بعناية لتحديد الأسعار وفق الطلب واتجاهات السوق، مستهدفة تلبية احتياجات 50 ألف مواطن في المرحلة الحالية، على أن يصل العدد إلى ربع مليون مع بداية العام المقبل، مما يرفع الطلب على الخدمات في جميع القطاعات، بما في ذلك التجارة والإدارة والتعليم والصحة.
1800 فدان للمنطقة الصناعية والتزام بالجدول الزمني
وتطرق عباس إلى التسهيلات المقدمة للمطورين الجادين، مؤكداً اتخاذ إجراءات صارمة ضد غير الجادين، وكشف عن بدء المرحلة الثانية من العاصمة الإدارية مع بداية العام المقبل بعد الانتهاء من المرحلة الأولى. كما أشار إلى الانتهاء من تعاقدات المنطقة الصناعية بمساحة 1800 فدان والعمل على البنية التحتية الأساسية، مؤكداً الالتزام بالجدول الزمني للمشروعات رغم التحديات الاقتصادية التي واجهتها الشركة خلال السنوات السبع الماضية.
50 مليار جنيه استثمارات سنوية وأرباح تتجاوز 35 مليار
وأوضح عباس أن حجم استثمارات العاصمة الإدارية هذا العام بلغ نحو 5 مليارات جنيه، وهو نفس حجم استثمارات العام الماضي، فيما يبلغ حجم أصول المدينة نحو 360 مليار جنيه، مع تحقيق أرباح تصل إلى 35 مليار جنيه منذ بداية العام، وتسديد نحو 9 مليارات جنيه كضرائب للدولة خلال العام الجاري.
وفي ختام المؤتمر، أكد رئيس الشركة أن العاصمة الإدارية بنيت وفق مفهوم الاستدامة، مع التركيز على إعادة استخدام المياه، والاستفادة من الطاقة الشمسية، واستخدام الحافلات الكهربائية، بالإضافة إلى تطبيق تكنولوجيا الروبوتات، والاستفادة من الخبرات العالمية لتحقيق مدينة ذكية متكاملة.
Eng. Khaled Abbas Investments Reach EGP 50 Billion This Year
Eng. Khaled Abbas, Chairman of the Administrative Capital for Urban Development Company, highlighted the pivotal role of the real estate sector in driving investment and exports in Egypt during his keynote speech at the 9th edition of the “Think Commercial” roundtable.
The event, held under the auspices of the Ministry of Housing, Utilities, and Urban Communities and the Real Estate Development Chamber of the Federation of Egyptian Industries, brought together senior executives, businessmen, investors, and experts to discuss the latest developments in the real estate market and explore future investment opportunities.
The conference opened with a video titled “A Dream Achieved”, showcasing the comprehensive urban development witnessed in the New Administrative Capital, emphasizing Egypt’s ambition to sustain and expand future achievements.
The Administrative Capital: A Model for Sustainable Investment
Eng. Abbas affirmed that the real estate sector remains a cornerstone for attracting investors, stressing that the Administrative Capital is a living model of Egypt’s capacity for sustainable urban and investment expansion. He noted that the Egyptian government has been operating from the capital for two years, with the Parliament, Senate, and Central Bank soon relocating there, solidifying the city’s role as an integrated administrative and economic hub.
Mega Projects on 40,000 Feddans
Abbas revealed that the company is managing projects on 40,000 feddans, including essential buildings and infrastructure to meet the needs of residents and investors. For the first time, the company invested in constructing a water plant with a capacity of 1.5 million cubic meters, alongside a wastewater treatment plant, reflecting the massive scale and ambition of the project.
30% of Financial District Lands to Be Offered Soon
He announced that around 30% of available lands within the new Financial District—plots ranging from 3,000 to 5,000 square meters—will be offered to developers before the end of the month. With strategic locations and high appeal, these offerings are expected to generate EGP 15–20 billion in investments, potentially surpassing this figure.
Growing Demand for Integrated Urban Projects
According to Abbas, the company is focusing on developing 4–5 integrated urban projects on areas ranging from 300 to 500 feddans, with nearly 10 requests already submitted by Egyptian and Arab investors. He emphasized that service-related investments remain the top priority at this stage.
The current phase of the capital targets serving 50,000 residents, expected to rise to 250,000 at the beginning of next year—fueling demand across all service sectors, including commerce, education, health, and administration.
Facilitations and Accountability for Developers
Abbas underlined that the company offers facilitations to serious developers, while imposing strict measures against non-committed ones. He confirmed that the second phase of the Administrative Capital will be launched early next year, following the completion of the first phase.
He also announced the finalization of contracts for an industrial zone spanning 1,800 feddans, with work underway on the required infrastructure, while maintaining commitment to the project’s timeline despite past economic challenges.
50 Billion Pounds in Annual Investments, 35 Billion in Profits
Abbas revealed that investments in the Administrative Capital reached EGP 50 billion this year—matching last year’s figure—while the city’s total assets are estimated at EGP 360 billion. The company has achieved profits of EGP 35 billion since the beginning of the year and paid around EGP 9 billion in taxes to the state.
A Smart and Sustainable City
In conclusion, Abbas stressed that the Administrative Capital was built on principles of sustainability, incorporating water reuse systems, solar energy, electric buses, robotics, and international expertise to create a fully integrated smart city model.
